Occupancy
Only registered guests listed on the reservation may stay overnight.
Maximum occupancy is 12 guests.
Visitors are welcome only with prior approval from the host.
Large gatherings, parties, receptions, or events are not permitted.
Quiet Hours
To respect our neighbors, please observe quiet hours from:
10:00 PM to 8:00 AM
Please keep outdoor conversations, music, and television volume at a reasonable level during these hours.
No Smoking
Smoking, vaping, or the use of e-cigarettes is not permitted inside the home.
If smoking is permitted outdoors:
Please stay well away from doors and windows.
Properly dispose of cigarette butts.
Never throw cigarette butts into the dunes or yard.
A cleaning fee may be charged if smoke odors are detected inside the home.
Pets
Pets are NOT allowed.
Guests are responsible for:
Cleaning up after pets.
Preventing pets from damaging furniture or landscaping.
Keeping pets off beds and upholstered furniture unless protective covers are used.
*Service Animal Amendment *
Qualified service animals are permitted on the property in accordance with applicable law and are not considered pets under this agreement.
Guests are responsible for ensuring that any service animal remains under control at all times, is housebroken, and does not cause damage, excessive noise, or disruption to the property or surrounding neighbors. Guests remain financially responsible for any damage caused by the service animal beyond normal wear and tear.
No additional pet fee or pet deposit will be charged for a qualified service animal.
Parking
Please park only in designated parking areas.
Do not block neighboring driveways.
Do not park on grass or dunes.
Boats, trailers, campers, and RVs require prior approval.
Beach Etiquette
Help keep our beautiful beach clean.
Please:
Rinse off sand using the outdoor shower before entering the home.
Remove trash when leaving the beach.
Respect sea turtle nesting areas and all posted signs.
Do not leave umbrellas, chairs, or tents on the beach overnight.
Furniture
Indoor furniture should remain indoors.
Please do not move:
Mattresses
Large furniture
Televisions
Outdoor furniture should be returned to its original location after use.
Kitchen
Please treat the kitchen as you would your own.
Do not pour grease down sinks.
Dispose of seafood waste in sealed bags.
Wash dishes or start the dishwasher before departure.
Report broken dishes or cookware so we can replace them.
Grill
If using the grill:
Never leave it unattended.
Keep children away while cooking.
Clean cooking grates after use.
Ensure the grill is turned off completely before leaving.
HVAC
To help maintain a comfortable home:
Keep doors and windows closed while air conditioning or heating is operating.
Do not set the thermostat below 68°F in summer.
Do not leave exterior doors open for extended periods.
Linens & Towels
Bath towels are provided for indoor use only.
Please use designated beach towels for the beach.
Do not remove blankets, pillows, or linens from the home.
Respect the Property
Please help us care for the home by:
Wiping up spills promptly.
Reporting accidental damage immediately.
Avoiding the use of tape, nails, or adhesives on walls.
Not flushing wipes, paper towels, feminine products, or other non-flushable items.
Safety
Do not tamper with:
Smoke detectors
Carbon monoxide detectors
Fire extinguishers
If an emergency occurs, call 911 first, then notify the host.
Storms & Hurricanes
North Topsail Beach occasionally experiences severe coastal weather.
If a tropical storm or hurricane is forecast:
Monitor local weather updates.
Follow any evacuation orders immediately.
Contact the host if you need assistance.
Guest safety is always the top priority.
Lost & Found
Please double-check the home before departure.
Items left behind may be returned at the guest's expense for shipping and handling.
Check-Out
Before leaving, please:
Place used towels in the bathroom or laundry area.
Wash dishes or start the dishwasher.
Remove all food from the refrigerator.
Bag all trash and place it in the outdoor bins.
Close and lock all windows and doors.
Turn off lights and small appliances.
Set the thermostat to:
Summer: 76°F
Winter: 68°F
Lock the front door when departing.
Damage & Additional Cleaning
Accidents happen—we simply ask that you let us know as soon as possible.
Additional charges may apply for:
Excessive cleaning beyond normal use.
Missing items.
Damage caused by negligence or misuse.
Unauthorized pets or guests.
Smoking inside the home.
