Booking & Payments

How do I reserve the property?

Reservations can be made directly through our website. Once your reservation is confirmed and the required booking deposit is received, your dates will be secured.

What is the payment schedule?

  • 1% non-refundable booking deposit is due at the time of booking.

  • 49% is due 60 days before check-in.

  • Remaining 50% is due 30 days before check-in.

Is a security deposit required?

Yes. A $500 security deposit authorization will be placed on your credit card on or shortly after your check-in date. This is a temporary authorization (hold), not an immediate charge. If no damage or additional charges are incurred, the authorization will be released after your stay in accordance with your card issuer's processing timeline.

What is your cancellation policy?

  • More than 60 days before arrival: Refund of all amounts paid except the 1% non-refundable booking deposit.

  • 60–30 days before arrival: Refund of 50% of amounts paid, excluding the booking deposit.

  • Within 30 days of arrival: No refunds.

We strongly recommend purchasing travel insurance to protect your vacation investment.


Check-In & Check-Out

What time is check-in?

Check-in begins at 4:00 PM.

What time is check-out?

Check-out is 10:00 AM.

Can I request an early check-in or late check-out?

We are happy to accommodate requests when possible, but they depend on our cleaning and maintenance schedule and cannot be guaranteed.

How do I access the home?

You will receive your access instructions and entry code before your arrival.

Is the home oceanfront?

Yes! The property is ideally situated directly on the oceanfront, offering private, easy access to the sandy beach and breathtaking panoramic views of the Atlantic Ocean.

In addition to its beachfront location, the property also features a private dock on the sound, providing a peaceful waterfront setting that's perfect for fishing, kayaking, paddleboarding, or simply enjoying spectacular sunsets over the water.

With both the Atlantic Ocean on one side and the sound on the other, guests can experience the best of North Topsail Beach from one exceptional location.

Is parking available?

Yes. Parking is available on the property for registered guests. Please park only in designated areas and do not block neighboring driveways or access points.


Occupancy & House Rules

What is the maximum occupancy?

The maximum number of overnight guests is listed on your reservation. Please do not exceed this limit.

Are parties or events allowed?

No. Parties, weddings, receptions, large gatherings, and unauthorized events are not permitted.

Are visitors allowed?

Only registered guests may stay overnight. Day visitors should be limited and must not create noise or parking issues.

Is smoking allowed?

No. Smoking and vaping are prohibited inside the home.

Are pets allowed?

Please refer to the listing details. If pets are permitted, they must be approved before arrival and applicable pet fees may apply.


Amenities

Is Wi-Fi included?

Yes. Complimentary high-speed Wi-Fi is provided throughout the home.

Is the kitchen fully equipped?

Yes. The kitchen includes cookware, dishes, utensils, small appliances, and most items needed to prepare meals during your stay.

Are linens and towels provided?

Yes. Bed linens and bath towels are provided. Please bring your own beach towels unless otherwise noted in the listing.

Is there a washer and dryer?

Yes. A washer and dryer are available for guest use.


Beach & Weather

How far is the beach?

Just steps away! Walk out the door and enjoy direct beach access.

Are beach chairs or beach equipment provided?

Please refer to the amenities list in your booking confirmation. Availability of beach equipment may vary.

What happens if it rains or there is bad weather?

Weather is unpredictable, especially on the coast. Refunds are not provided due to rain, wind, rough surf, or other weather conditions. We recommend purchasing travel insurance.

What if there is a hurricane?

If local authorities issue a mandatory evacuation order, guests must leave the property for their safety. Please review our Rental Agreement for details.


During Your Stay

Who should I contact if I need assistance?

If you have questions or experience any issues during your stay, please contact us using the information provided in your check-in instructions. We strive to respond promptly.

What should I do if something breaks?

Please notify us as soon as possible so we can arrange repairs. Prompt reporting helps us resolve issues quickly and maintain the home for all guests.

What if the internet or power goes out?

Occasional service interruptions can occur due to weather or utility providers. We will make every reasonable effort to assist, but outages outside our control may take time to resolve.


Departure

What do I need to do before checking out?

Before departure, please:

  • Lock all doors and windows.

  • Place trash in the designated containers.

  • Load and start the dishwasher (if used).

  • Return furniture and other items to their original locations.

  • Ensure all personal belongings have been removed.

  • Follow any additional check-out instructions provided before your departure.
